FAN COIL IOT MAINTENANCE: SFG-20 SAVINGS AT HALLMARK BUILDING

Client: The Hallmark Building
Managing Agent: CBRE
Partner: EnviroLogik

Fan coil maintenance transformed savings potential at Hallmark Building. M&G Properties and CBRE examined how fan coil maintenance could modify the standard SFG-20 programme. First, reduced occupancy changed standard planned preventative maintenance (PPM) needs. Consequently, less-used M&E equipment enabled substantial savings using fan coil maintenance technology vs SFG-20 standards.

The objective for CBRE and the landlords was to enable a move away from the SFG-20 regime, which dictates the frequency of fan coil maintenance.

Solution

First, we completed fan coil maintenance sensor installation for contractor CBRE using LoRaWAN IoT hardware. Remarkably, rapid deployment monitored filter condition across all fan coils. Specifically, monitoring 10% via IoT differential pressure sensors lets CBRE clean filters only when needed.

The system monitors filter condition. Then, when pre-agreed thresholds indicate filter degradation, it immediately alerts contractors to clean filters. Afterwards, they reset the system once the cleaning is complete.

EnviroLogik’s system stands out because its global LoRaWAN standard communicates effectively. Specifically, it penetrates basement walls and roof plant areas. Consequently, secure mobile networks deliver remote monitoring and critical alerts. Therefore, teams monitor key items, especially when sites remain unmanned.

Result of Fain Coil Maintenance

Fan coil maintenance instantly sends alarms to site management and maintenance teams via email, mobile devices, and web-based dashboards. First, teams make decisions and fix items before failures occur, enabling true predictive maintenance. These IoT sensors and secure gateways avoid Wi-Fi or building Ethernet networks, making them highly secure. Also, they expand to monitor many other systems.

Customers improve occupant comfort by staying ahead of problems. Then, they see exactly which problems exist, their causes, and which equipment causes them. This lets site teams react much quicker and go directly to problem locations. Email notifications arrive when pre-agreed energy thresholds exceed limits.
