Polyteck Group Partners with Empyrean Developments for Bernard Works and Norman Road Development
Polyteck Group, a leading construction and facilities management business, partners with Empyrean Developments for a project focusing on homes and commercial workspace. The targeted locations are Bernard Works and Norman Road, adjacent to the Tottenham Hale regeneration scheme.
Phase One: 87 New Homes and 12 Live/Work Units
In the initial phase of this two-part development, Polyteck and Empyrean will collaborate to create 87 new homes and 12 live/work units. These spaces are designed to seamlessly integrate the professional and personal aspects of residents’ lives. Priority for tenancy will be given to local residents from the Tottenham area.
Commercial Workspace Allocated to The Mill Co Project
In addition, the development has already leased 25,000 sq ft of commercial workspace on a long-term basis to the social enterprise scheme, The Mill Co Project. This innovative mixed-use scheme aims to attract young creatives and entrepreneurs to the area, fostering a dynamic and diverse community.
Construction Approach: Panelised System and Off-Site Techniques
The construction of the complex will involve a combination of brick and steel-framed structures. Polyteck plans to employ a panelised system for modular construction, integrating it with traditional units. Additionally, the company will use off-site construction techniques, incorporating light steel construction and insulation products for a swift, energy-efficient build. These methods are specifically tailored to address the unique challenges of the London landscape, considering both cost and space restrictions in transporting volumetric components within the city.
Polyteck’s Perspective
John Polycarpou, Chairman of Polyteck, enthusiastically expressed his delight in partnering with Empyrean Developments on this project. As a leading London business, we possess the expertise to help councils develop dynamic, modern builds. These not only enhance the immediate area but also positively impact the entire community.
Strategic Location and Timeline
Benefiting from excellent transport links, including Seven Sisters as the closest Tube station, the development strategically positions itself in an area undergoing significant change. We plan to start the project in October 2018, with an anticipated completion date of October 2020.
